Before You Sign Another Lease, See What You Could Own.
Renting may still be the right choice. But if you're already searching for a house or apartment, it takes about a minute to see whether buying may be closer than you think.
Informational first step. No obligation to buy. No pressure to stop renting.
But before committing to another 12 months of rent, it's worth knowing your numbers. You may discover that your current monthly housing budget is closer to a mortgage payment than you expected—or you may confirm that renting still makes more sense right now.
Either way, information puts you in control.
Where Does Your Rent Go?
Here is a simple example using $2,500 per month in rent. Your actual rent may be higher or lower.
Example only: $2,500 × 12 months × number of years. This is not a projection of home appreciation, equity or investment return.
5 Years Renting
- Your rent provides housing for the lease term.
- Payments generally do not create ownership equity for you.
- Future rent may change when your lease renews.
- You maintain flexibility to move when the lease allows.
5 Years Owning
- A portion of mortgage payments may reduce principal over time.
- You may build equity through principal reduction and changes in property value.
- Ownership also includes taxes, insurance, maintenance and other costs.
- You control whether staying put makes sense for your longer-term plans.
“I Probably Don't Have Enough to Buy.”
That assumption keeps many renters from ever checking. The actual answer depends on your finances, the property and the loan program.
You May Not Need 20% Down
Some eligible conventional buyers may qualify with as little as 3% down. FHA and other programs have their own requirements.
Closing Costs May Have Options
Depending on the transaction and loan program, seller contributions toward allowable closing costs may be negotiated.
Assistance Programs Exist
Qualified buyers may have access to down-payment or closing-cost assistance. Availability and eligibility vary by program.
You Don't Need to Decide to Buy Today.
The goal is simply to answer a better question before you sign your next lease: “What could I realistically afford if I bought instead?”
Check My OptionsQuestions Renters Usually Ask
Short answers before you decide whether it's worth checking.
Will checking my options affect my credit score?
Submitting this short form does not itself authorize a credit pull. It starts an informational conversation. If a credit report is later needed for a formal mortgage pre-qualification or application, that step and any applicable authorization will be explained first.
What if my credit isn't perfect?
You may still have options. Credit is only one part of mortgage qualification, and different loan programs have different requirements. If you're not ready today, knowing what needs improvement can still be useful.
Do I need 20% down to buy a home?
No. Depending on eligibility and the loan program, lower down-payment options may be available. Some conventional programs permit as little as 3% down, while other programs have different minimums and requirements.
What about down-payment assistance?
Programs may be available for eligible buyers, but funding, income limits, property requirements and other rules vary. We can determine whether there are programs worth exploring for your situation.
Can the seller help with closing costs?
Sometimes. Seller-paid contributions toward allowable closing costs can be part of an offer, subject to negotiation, the loan program and applicable limits.
What if I still want to rent for now?
That's completely fine. This page is not about pushing you into buying. It's about knowing your options before you commit to another lease.
