Selling FSBO gives you direct control over the transaction, but you're also taking responsibility for many of the functions normally handled during a traditional listing. Before accepting an offer, understand the parts that can affect your result.
Start with relevant comparable sales rather than relying exclusively on an automated online estimate. Condition, location, lot characteristics, renovations and living area can all affect value.
A high offer is not automatically the strongest offer. Review how the buyer intends to purchase, down payment, contingencies and evidence that the buyer can perform.
Buyers may conduct inspections and later request repairs, credits or price changes. Understand the property's condition before negotiations begin.
If the buyer is financing, the lender may require an appraisal. The contract price does not guarantee that the property will appraise for that amount.
Price is only one part of an offer. Closing date, financing contingencies, appraisal provisions, inspection periods and deposits can materially affect the transaction.
Florida transactions commonly involve a title company or real estate attorney handling title matters and closing documentation.
Perfect. Let me work on the one thing you actually need: a buyer.
Submit Your Home InfoYou may already have an asking price. That's fine. But when an offer comes in, understanding how the property compares with recent sales can help you evaluate that offer from a stronger position.
I've worked in residential real estate valuation since 2004 as a Certified Residential Appraiser and in real estate sales since 2007 as a Realtor/Broker. That combination gives me a different perspective when reviewing a property, an asking price and a buyer's offer.
No. You do not need to list your property with me simply to submit it for consideration by my buyer clients.
That's not the purpose of this page. This program is specifically designed for homeowners who have chosen to sell by owner. If you later ask about listing services, I'm happy to discuss them, but submitting your property does not require you to list.
Yes. You remain in control of how you choose to market and sell your property, subject to any agreements you've independently entered into.
That's fine. Submitting your property does not require you to stop negotiating with other potential buyers.
No. You decide whether any offer, price, timing and terms are acceptable.
Not necessarily. This page is designed to create additional exposure to active buyer clients who may be a fit for your home. The goal is to help you pursue the strongest price and terms available—not steer you toward a discounted investor sale.
Any compensation or representation arrangement applicable to a particular transaction will be disclosed and agreed upon before you become obligated to anything. Submitting your property through this page does not create a listing agreement or obligate you to pay a commission.
Nothing changes. You continue selling the property yourself.

I'm a South Florida real estate broker and strategic advisor with a residential valuation background dating to 2004. For FSBO homeowners, my role here is straightforward: respect the way you've chosen to sell and determine whether I can bring a buyer to the table.
You don't have to list your property. You don't have to change your asking price. You don't have to stop selling it yourself. Just tell me what you're selling.
